Plumbing Special Inspection
Plumbing rough-in inspection is a race against drywall. Everything worth verifying is visible for about a week.
What we inspect
We inspect plumbing installations against the California Plumbing Code and the approved plans, at rough-in and at final, with pressure testing witnessed rather than reported.
- Pipe material, size, grade and approved use for the application
- Drain, waste and vent layout, slope, cleanout location and accessibility
- Vent sizing, termination and connection above the flood level rim
- Water distribution sizing, material and support spacing
- Hanger and support type and spacing for each material
- Water hammer arrestors, expansion control and pressure regulation
- Backflow prevention devices and their required air gaps
- Penetration protection through rated assemblies
- Protection of piping from nails and screws at framing members
- Insulation on hot water distribution as required by Title 24
Pressure testing
We witness DWV and water distribution pressure tests, recording test medium, pressure, start time, duration and result. A test reported as passing without a witness is not documentation — it is a claim.
Common questions
Do you coordinate with the city inspector?
Yes. Our reports are written so the building official can follow the work without re-inspecting from scratch, and we schedule around municipal inspections rather than duplicating them.

Need an inspector on site this week?
Send the plan set, the statement of special inspections, and the jurisdiction. We will come back with scope and pricing — not a form to fill out.
