About BK Inspection

An inspection report is only useful if the building official trusts it and the contractor can act on it. That is the whole job.

BK Inspection provides registered deputy and special inspection services for commercial and residential construction across Los Angeles, Orange, Riverside and San Bernardino counties. We work under the statement of special inspections on the approved plans, report to the engineer of record and the building official, and document what we observe with enough specificity that nobody has to guess what happened on site.

What makes the scope unusual

Most special inspection firms cover a narrow band — structural only, or materials testing only. Projects then carry three or four separate agencies, each with its own report format, its own scheduling, and its own gaps. We cover structural, fire and life safety, and MEP disciplines, which means one contact and one consistent record for the whole building.

The second difference is how we close the loop on what we find. A finding does not just sit in a report — every non-conformance is tracked in our log from the day it is written until the engineer of record or the building official accepts the correction, and we re-inspect it before it closes. On firestopping in particular, where a defect that goes unresolved can void a rated assembly's listing entirely, that follow-through matters as much as the initial inspection.

How we report

Every site visit produces a dated field report identifying the area inspected, the work verified, the specimens taken, and any item found not in conformance. Non-conforming work is issued as a written non-conformance report and transmitted the same day, not held until the end of the week. Items stay open in our log until the engineer of record or the building official accepts the correction. On federal and prevailing wage projects we follow the additional notification requirements those contracts impose.

Which code we inspect to

We inspect to the California Building Code or the International Building Code depending on the jurisdiction and the code edition that jurisdiction has adopted. California amends the I-Codes, cities adopt them on their own schedule, and federal installations frequently work to a different edition again. We confirm the governing code and edition with the building department or the contracting agency before mobilizing, and the code basis is stated on the face of every report so nobody has to guess which standard the work was judged against.

Public agency and federal work

We have inspected on federal, state and municipal projects, including work for the U.S. Navy. Public agency work runs differently from private construction and we staff it accordingly: written notification to the Contracting Officer, formal non-conformance documentation rather than a verbal correction on site, and a much lower tolerance for informal resolution. If your project is publicly funded, say so up front — it changes both the documentation and the pricing.

Certifications

Our inspectors hold ICC certifications in the disciplines they inspect, and we maintain deputy inspector registration with the jurisdictions we work in. Certification numbers and current registrations are provided with every proposal, and we will not accept work in a jurisdiction where we are not registered for that discipline.

Send the plan set, the statement of special inspections, and the jurisdiction. We will come back with scope and pricing — not a form to fill out.
